Under the present legislation, if certain criteria are met you will not require planning permission in Scotland, including Aberdeenshire and Angus for Orangeries, unless you are adding an orangery to a house that has already been extended. In addition, developers sometimes place further restrictions so it is worth checking if your house is a ‘new build’.
Listed Building Consent will always be required where the proposed alteration is to a Listed Building. If you live in a Conservation Area or what is termed Prime Frontage, Planning Permission will always be needed.
If the proposed addition falls within “Permitted Development” rules no Planning Consent will be needed but normally a Buildling Warrant will be required unless the conservatory is under 8m2 internal floor area.
All additions to houses should be architecturally compatible in design, scale and materials with the existing house and the surrounding area.
